2019 HOME INSPECTION CHECKLIST

This 2019 home inspection checklist is based upon the International Standards of Practice for Performing a General Home Inspection, which is located at www.nachi.org/sop. Home Inspection Time is providing this tool to be used only as an educational guide for learning just how comprehensive an InterNACHI Certified Home inspection is.

HOW TO USE THIS CHECKLIST

You can use this checklist to perform a visual inspection of your own home and have a written checklist style report identifying the defects that were (1) observed and (2) deemed material. This inspection may not be as accurate as a professional home inspection and is not a substitute. This inspection will be based on your own limited observations and limited knowledge of home construction best practices.

Only an InterNACHI trained and Certified Professional Home Inspector like Home Inspection Time is 100% qualified to inspect your home and guide you to a proper diagnosis and what items really matter in a home inspection.

FOR THE PURPOSE OF CLARITY, THE FOLLOWING TERMS MAY BE USED BY THE INSPECTOR:

material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people. 

major defect is a condition of a system or component that renders it non-working, non-performing, non-functioning or unsafe, and requires a professional contractor to further evaluate and repair, correct or replace.

minor defect is a condition of a system or component that renders it non-working, non-performing, or non-functioning, and may be repaired, corrected or replaced by a professional contractor or the homeowner.

cosmetic defect is a superficial flaw or blemish in the appearance of a system or component that does not interfere with its safety or functionality.

Home Inspection is a Dirty and Dangerous Job and should always be performed by an InterNACHI Certified Professional Inspector. This check list is provided for your entertainment purposes only and following it does not constitute having performed a certified home inspection. You will still need a certified home inspector to perform an inspection for you.

SAFETY WARNING!

Please be safe and responsible. Do not use ladders, climb roofs, open electrical panels or perform any other life endangering inspection task without supervision, special equipment, protective gear, gloves, eye protection and grounded tools.

REMEMBER: Always hire an InterNACHI Certified Inspector to perform your home inspection.
